Where the Power REALLY Is in Greater Indianapolis Right Now– 9 Buyer-Friendly Suburbs + 5 Seller Strongholds (Updated November 2025)
Released November 21, 2025 | 22 minutes
▶️ Play on Podbean Apple Podcasts Spotify YouTube
The Greater Indianapolis real estate market just split in two — and most agents haven't noticed yet.
In this brand-new episode, Cara Conde (voted Best Realtor Greater Indianapolis 2023–2025) breaks down the dramatic November 2025 power shift: 9 suburbs where buyers suddenly have massive leverage (like Avon with 5.8 months of inventory and 61% price reductions) and 5 red-hot seller strongholds (like Fishers south of 126th, still closing at 102%+ of list in under 8 days).
Listen to discover:
The exact fault line dividing buyer vs. seller markets — west/south suburbs exploding with inventory vs. north/northeast still multiple offers
Street-by-street battlegrounds (e.g., Westfield north of 196th = seller's market; south = 49% reduced)
The "Biggest Flip of 2025" in Avon/Brownsburg — from 2.9 to 5.8 months of inventory in 10 weeks
Why now is the ultimate "sell high, buy low" moment for move-up buyers (real examples: $849k Zionsville → $890k; $489k Avon → $459k + $12k concessions)
Why your agent's data is probably already stale — and how daily evaluation of 41+ recent closings reveals the real power dynamics
